The Service Technician position is responsible for performing technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. Duties include responding to resident service requests, conducting preventative maintenance, and completing the make‑ready process for vacant apartments.
- Complete resident work orders and preventative maintenance, diagnosing and repairing defects per policies and code.
- Execute make‑ready procedures for vacant units, including inspections, punch lists, vendor coordination, and final walkthroughs.
- Manage inventory of tools, supplies, and equipment; track usage and coordinate reordering.
- Document service requests accurately and submit required paperwork promptly.
- Maintain grounds, common areas, and amenities through cleaning, pressure‑washing, trash removal, and painting.
- Implement cost‑cutting measures by repairing rather than replacing parts and using materials efficiently.
- Follow Greystar safety and risk‑management policies, attend OSHA training, and report incidents promptly.
- Inspect contractor and vendor work to ensure quality and compliance with specifications.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
- Provide on‑call support during evenings, weekends, and holidays; may travel to other properties as needed.

Incumbents must be able to stand, walk, climb ladders, lift 25 lb independently (or 50 lb with assistance), and work both indoors and outdoors in all weather conditions. The role requires a flexible schedule that may include on‑call evenings, weekends, holidays, and occasional travel to support other properties or attend training.
- Hold EPA Type I, II, or Universal refrigerant recycling certification and any required state/local certifications.
- Maintain a valid driver's license for operating a golf cart where applicable.
- Lift up to 25 lb independently and up to 50 lb with assistance while working in all weather conditions.
