A Sales Manager in the Land & New Homes division at Spicerhaart starts each day by attending the branch morning meeting and leading a ring‑out/sprint session with the estate agency team. The role involves reviewing the previous day’s registrations, viewings, valuations, vendor contacts and mortgage appointments, and following up on referrals to provide feedback to sites.
Key responsibilities include identifying new business opportunities, contacting applicants after appointments to offer new homes, and developing and implementing sales strategies that exceed departmental targets. The manager uses branch databases to call applicants, book viewings, and secure sales for new‑home developments while also overseeing sales progression.
Leadership duties involve motivating, training and managing the residential teams, building strong relationships with developers, internal departments such as financial services, legal, and the estate agency team, and producing weekly client reports.
Successful candidates will demonstrate a willingness to continuously develop their negotiating skills, a strong track record of achieving sales targets, and proven experience in a similar role within estate agency or new homes. Experience in cultivating B2B relationships, maximising group revenue and delivering on the new‑homes budget is also required.
The role demands a full UK driving licence, legal entitlement to work in the UK, and the provision of proof of address, passport or birth certificate, National Insurance number and driving licence check. Interviews are currently conducted via video software.
The compensation package includes a basic salary of £25,000, on‑target earnings of £50,000 +, and an uncapped commission scheme (8 % on direct sales, 3 % on agency sales, plus additional incentives).
