The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment across assigned properties, ensuring a clean and safe environment through regular rounds, assessments, and both preventive and corrective maintenance.
Core duties include maintaining heating and cooling systems such as chillers, pumps, cooling towers, fan coil units, VAV, and air distribution networks; monitoring and adjusting mechanical and pneumatic equipment, control gauges, valves, thermostats, and diffusers; performing repairs to plumbing fixtures, doors, ceilings, hand railings, and floors; and conducting thorough inspections of engine rooms, backup generators, fire pumps, and related equipment.
The role requires a high school diploma or GED, with a preference for apprenticeship or trade school graduation, and at least three years of experience operating building systems in a commercial setting. Candidates must possess appropriate trade licenses (e.g., Journeyman Electrician, Refrigeration Certificate, Boiler or Steam Operator) and a valid driver’s license, along with basic computer proficiency in Outlook, Excel, and Word.
Work is performed in a professional office environment and may involve travel between properties under varying weather conditions. Physical demands include frequent stooping, standing, climbing, and lifting a minimum of 50 lb, as well as the ability to read schematics and communicate clearly. The position may require extended or on‑call shifts, especially when serving as the sole maintenance staff on duty.
Compensation ranges from $27.20 to $32.00 per hour, complemented by a comprehensive benefits package that includes health, vision, dental, retirement plans, and paid time off.
