Service Technician - Eastgate Apartments (Student Living)

Description

The Maintenance Technician role performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The position handles resident service requests, preventative maintenance, and prepares vacant units for new occupants.

• Complete work orders and preventative maintenance by diagnosing issues and performing repairs per company policies, safety standards, and code requirements.
• Execute make-ready procedures for vacant apartments, including inspections, punch-list creation, vendor coordination, maintenance tasks, and final quality checks.
• Manage inventory of materials, supplies, tools, and equipment, tracking usage, returning unused items, and notifying the supervisor of re-order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities through trash removal, pressure-washing, general cleaning, and painting of curbs and signage.
• Support cost-control by repairing rather than replacing parts, conserving materials, and using tools correctly.
• Follow safety and risk-management policies by attending safety meetings, completing OSHA training, and reporting accidents and incidents promptly.
• Inspect contractor, vendor, and service provider work periodically to verify compliance with quality standards and specifications.
• Conduct routine property inspections to identify safety concerns, ensure good repair, and communicate physical needs to management.
• Monitor compliance with regulatory requirements and organizational standards, reporting violations as needed.
• Apply proper safety techniques and immediately report equipment malfunctions, injuries, or accidents.
• Identify improvement opportunities and suggest ways to increase efficiency and productivity.
• Stay current with industry technology, processes, and standards through training, research, and professional publications, applying new knowledge to responsibilities.
