The purpose of this role is to plan, coordinate, and execute commercial construction projects, ensuring they are completed on time, within budget, and to the required standards.
- Review plans, specifications, and contract scope.
- Attend turnover meetings, review bids, prepare RFIs, coordinate shop drawings.
- Create manpower plan with superintendent input and secure production rates.
- Buy out subcontractors/suppliers and schedule material releases.
- Manage submittals and conduct site visits with GC, superintendent, and foreman.
- Set up project in PM software and lead internal kickoff meeting.
- Determine BIM and prefabrication strategy.
- Visit job site at least twice monthly with superintendent and foreman.
- Validate quantities, review costs, productivity, and weekly look‑ahead plans.
- Approve invoices within 2 days and update cost projections weekly.
- Distribute weekly production reports and track allowances and material quantities.
- Meet or exceed direct cost targets; participate in bi‑monthly projection meetings.
- Prepare monthly pencil billings and communicate with COO, superintendents, foremen, and GC team.
- Maintain strong customer and supplier relationships; represent company interests on‑site.
- Order materials, issue purchase orders, and expedite long‑lead items.
- Address vendor issues, delays, and change orders; update manpower plan weekly.
- Document schedule deviations and notify GC of impacts.
- Review and support foreman’s look‑ahead plan; process and approve change orders.
- Follow contractual terms; resolve open change orders before closeout.
- Update budgets and labor hours for change orders.
- Conduct post‑job reviews and provide productivity feedback to estimating.
- Ensure timely project closeout and resolution of change orders.

We are looking for a Project Manager who understands commercial construction and why schedules, scopes, and details matter. This is not a babysitting role; you will own your projects from start to finish, set standards as we enter a new market, represent ACP on job sites, and ensure the final product is delivered without excuses.
- 2–4 years project management experience in commercial construction (drywall preferred).
- High school diploma or GED; proficient in Microsoft Office (Excel, Outlook, Word).
- Strong attention to detail, organizational skills, and ability to work independently.
