Oversee and manage any large scale capital projects and/or renovations.
Prepares annual budgets, capital plans and financial plans/projections for review and approval. Monitors and reviews monthly financial and marketing performance. Ensure compliance with required investor governance, loan covenants and partner KPI’s.
Supports the pursuit of on-campus P3 awards though operational underwriting, drafting of proposal narrative and participating in campus visits, interviews and/or presentations.
Implements improved processes and operational methods to generate strong asset and facility performance, workflow optimization while maximizing revenue/profitability and minimizing risk.
Work in tandem with the Development, Design and Delivery teams as well as campus partners to develop business plans, project pro formas, operating budgets and execution strategies for each asset or new project.
Conduct periodic physical site inspections and file reviews and document and communicate results.
Prepares and directs annual strategy related to new asset transitions, move in/out planning and coordination of overall facility condition monitoring.
Network with clients, vendors and partners to build and maintain strong relationships.
Provide direction and oversight, review performance and strategy of management teams, third party off-campus operators and work in close coordination with the Gilbane departments of Asset Management and Marketing.

Excellent verbal and written communication skills with the ability to professionally present vision, strategy, goals and results both internally and externally.
Facilities Management or Maintenance Management Certificate(s) preferred.
Minimum 5 years of supervisory experience required.
Proven success in budgeting, facility and capital planning, financial management, team development, and performance management.
Must possess ability to provide vision and leadership.
Minimum 3-5 years of experience in property/facility management; facilities administration experience required.
Ability to work independently and to carry out assignments to completion within parameters of instructions given prescribed routines, and standard accepted practices.
Proven ability to formulate and execute strategic and tactical organizational and operational plans to improve performance and support Partner/Company goals.
A proven ability to identify, collect and analyze operations performance data, market research data, and other related data to improve performance
Must be willing to travel (up to 50%+)
Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service.
Thorough understanding and strong working knowledge of trades related to HVAC/MEP Systems, campus central plants, carpentry, plumbing, roofing, electrical and landscaping is required.
