The Mobile Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties. The role includes maintaining a clean and safe working environment, performing rounds, conducting routine assessments, and handling preventive and corrective maintenance, painting, and housekeeping.
- Perform all plumbing, electrical, or HVAC requirements of the buildings.
- Maintain heating equipment, DX units, split systems, rooftop units, exhaust fans, pumps, fan coil units, VAV, small boilers, and air distribution systems.
- Monitor and adjust mechanical equipment, thermostats, diffusers, and other devices to ensure comfortable building environments.
- Verify field conditions and conduct necessary repairs or adjustments.
- Monitor energy management systems.
- Repair doors, ceilings, hand railings, floors, and other general property components.
- Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories.
- Execute preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, bearing greasing, belt inspection, motor bearing replacement, pulley alignment, and chemical treatment monitoring.
- Inspect fan rooms, motors, house pumps, electric rooms, backup generators, fire pumps, sump and ejector pumps; replace lamps, light fixtures, signage; ensure rooms are clean and unobstructed.
- Check operation of emergency exit signs and lights, ensure clear access to emergency stairs and exits, and perform fire and life safety inspections per NFPA and local codes.
- Document and report activities to supervisor.
- Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns.
- Comply with all applicable codes, regulations, governmental agency directives, and practice safe work habits.
- Adhere to C&W uniform dress code and maintain a neat appearance on and off property.

Candidates must hold a High School Diploma or GED equivalent, with a trade school or apprenticeship program preferred, and possess at least five years of experience operating mechanical, HVAC, electrical, and plumbing systems in commercial settings.
Additional qualifications include appropriate trade licenses, Universal Technician certification for CFCs, a valid driver’s license, basic computing skills, and knowledge of energy management, building systems, and CMMS programs. The role may involve extended shifts, on‑call duties, and overtime during emergencies.

- Hold Universal Technician certification for CFCs.
- Maintain a valid driver’s license with a good driving record.
- Possess basic computing skills in Outlook, Excel, and Word.
- Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
- Knowledge of energy management systems, techniques, and operations.
- Thorough knowledge of building systems operations, maintenance, repair, and CMMS programs.
Benefits
