The Community Manager role oversees the day‑to‑day operations of an assigned property, directing staff, resources and activities to meet budgeted financial and operational goals while complying with company policies, Fair Housing, ADA, and other applicable regulations.
Core duties include developing and managing the property budget, setting rent rates, collecting revenues, approving vendor invoices, controlling expenditures, and preparing monthly financial reports. The manager also administers leasing functions such as approving applications, renewals, rent discounts, conducting inspections, enforcing lease terms, and handling evictions and late‑fee collections.
Market analysis informs short‑ and long‑term leasing strategies to achieve occupancy targets, while resident satisfaction is driven by timely response to complaints, service requests, and maintenance standards. The manager ensures the maintenance team meets company service standards and conducts regular property inspections for safety, cleanliness and curb appeal.
Staffing responsibilities involve recruiting, hiring, orienting and training employees, as well as managing performance in line with Greystar’s values and policies. The manager also maintains the client/owner relationship through regular updates, property tours and responsive communication.
Physical demands require the ability to stand, walk, climb ladders and lift up to 25 lb independently (50 lb with assistance), work in all weather conditions and be on call evenings, weekends and holidays. Travel may be needed for training or to support other properties.
Compensation includes a base salary of $80‑$85 k, with eligibility for performance‑based bonuses and a comprehensive benefits package that features medical, dental, vision, 401(k) match, paid time off, sabbatical, parental leave and other perks.
