The Construction Superintendent I supports senior superintendents on multi‑family residential and mixed‑use construction projects up to $49 million, overseeing multiple trades, supervising subcontractors, and coordinating schedules while ensuring quality and safety standards are met.
- Identify root causes of hazards, delays, and quality issues and develop mitigation plans.
- Monitor subcontractor performance, productivity, and schedule compliance.
- Collaborate with senior superintendents and the project manager to review and update construction schedules.
- Ensure quality control standards are met across framing, roofing, finishes, and other trades.
- Attend daily and weekly project team meetings as appropriate.
- Create, track, and monitor requests for information (RFIs).
- Assist with daily inspections by subcontractor code officials.
- Maintain daily onsite logs, including subcontractor sign‑in and ProCore daily log.
- Provide direction and oversight to ensure safe work performance meeting quality, time, and scope targets.
- Enforce safe work practices per municipal, state, federal regulations and AvalonBay safety programs.

Required education includes a high school diploma or GED, with construction‑related coursework preferred; candidates must hold a valid driver’s license, automobile insurance, and relevant state licenses, with a construction supervisor license and OSHA 30‑hour certification favored.
Applicants need at least five years of comparable residential construction experience and must demonstrate strong English communication, proficiency with Unifier, ProCore, Bluebeam and Microsoft Office, as well as leadership, interpersonal, analytical and problem‑solving skills, and knowledge of building codes and local regulations.

- Minimum five years of residential construction experience with knowledge of all disciplines and phases.

- Strong leadership, planning, prioritization, collaboration, and workload management skills.
- Excellent interpersonal skills, calm under pressure, effective communication, and multitasking ability.
- Analytical and problem‑solving abilities; familiarity with building codes and local jurisdiction policies.
