Assist Tenancy Team with M&E tenancy-related works, including vetting tenants’ M&E drawings, managing unit handover/takeover, fitting-out processes, reinstatement, and inspections.
Review, verify, and approve Permit-to-Work (PTW) forms for relevant maintenance and operational activities.
Prepare Invitation to Quote (ITQ) with clear scopes of work, coordinate and evaluate vendor quotations, award the tender, and oversee the rectification works until completion.
Lead and manage the M&E Operations and Maintenance Technicians team.
Manage and execute M&E maintenance term contracts, parts repair/replacement works, and the renewal of relevant licenses and permits within stipulated timelines.
Oversee the day-to-day maintenance and operations of all building M&E systems, including electrical installations, ACMV systems, lighting, generator sets, fire protection, lifts and escalators, plumbing systems, and other related services.
Provide technical guidance, leadership, and support to building technicians to achieve established KPIs.
Ensure all M&E systems operate in accordance with their design intent and operational requirements.
Monitor, liaise with, and oversee all M&E AEI/upgrading projects with consultants and vendors, ensuring compliance with tender specifications and project schedules.
Monitor, track, and ensure timely completion of M&E work orders.
Support the tender process, including preparation of tender specifications, conducting site walks, handling tender clarifications, and preparing tender review and approval documents.
Provide support for Environmental, Health, and Safety (EHS) operations, including all safety-related tasks carried out in the building.
Assist in planning and preparing OPEX and CAPEX budgets for operations and enhancement projects.
Assist in tenancy exploration works across all departments for M&E-related services.
Ensure Green Mark compliance and work closely with the Green Mark consultant and vendor to meet certification objectives.
