Identify, price, and manage capital improvement projects in collaboration with leadership.
Ensure 24/7 emergency coverage and readiness through effective team scheduling.
Oversee mechanical systems, preventative maintenance programs, and energy management initiatives. Identify opportunities for operational and cost efficiencies.
Lead and manage all maintenance operations for a large, multi-building high-rise community, including HVAC, plumbing, electrical, carpentry, painting, unit turns, and general repairs.
Conduct regular property inspections to maintain standards and proactively address maintenance and safety issues.
Manage all vendor and contractor relationships, ensuring high-quality service and accurate billing.
Recruit, train, and develop maintenance staff to foster professional growth and operational excellence.
Administer service contracts, facility utilities, and maintenance budgets.
Develop and implement policies, procedures, and preventative maintenance programs to ensure consistent service delivery and regulatory compliance.
Maintain accurate documentation for maintenance activities, inspections, and inventory control.
Excellent communication, organizational, and problem-solving skills.
Ability to work both independently and collaboratively in a fast-paced environment.
Minimum of 8+ years of experience managing maintenance operations in a large residential property required.
Proven leadership skills with the ability to manage large teams and multiple priorities effectively.
High school diploma or equivalent required; Associate degree or vocational/technical training preferred.
