The Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties, while maintaining a clean and safe working environment, performing rounds, routine assessments, preventive and corrective maintenance, painting, and housekeeping.
The role operates in a professional office setting, utilizes standard office equipment, and requires regular travel between properties in various weather conditions. The engineer may be the sole maintenance staff on duty during certain shifts and may need to work extended periods, including overtime, shift work, and on‑call duties.
- Perform all plumbing, electrical, or HVAC requirements of the building(s)
- Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems
- Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers
- Verify field conditions and perform necessary repairs or adjustments
- Repair doors, ceilings, hand railings, floors, and perform general property repairs and installations
- Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories
- Perform preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, bearing greasing, belt inspection, motor bearing replacement, pulley alignment, and chemical treatment monitoring
- Inspect engine rooms, fan rooms, cooling towers, motors, house pumps, electric rooms, backup generators, fire pumps, sump and ejector pumps; replace lamps, fixtures, signage, and keep areas clear of debris
- Check emergency exit signs and lights, ensure clear access to exits, and conduct fire and life safety inspections per NFPA, local jurisdiction, and C&W standards
- Document and report activities to supervisor
- Respond immediately to emergencies such as fire, evacuation, equipment failure, and customer concerns
- Comply with applicable codes, regulations, governmental agency directives, and practice safe work habits
- Complete all required C&W Safety Training annually
- Adhere to C&W Uniform Dress Code and maintain a neat appearance on and off property
- Movement between departments, floors, and properties to facilitate work

- Graduate of apprentice program or trade school preferred
- 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
- Appropriate license/permit for trade (Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High Pressure Boiler License, etc.)
- Potential certification as a Universal Technician for CFCs depending on market requirements
- Valid driver’s license with a good driving record
- Basic computing skills in Outlook, Excel, and Word
- Experience with operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems
- Knowledge of energy management systems, techniques, and operations
- Thorough knowledge of building systems operations, maintenance, and repair
- Must be able to stoop, stand, climb, and frequently lift at least 50 lbs; safely install rigging/lifting devices
- Regularly required to crouch and reach by bending at waist or legs and spine
- Ability to speak clearly for effective communication
- Ability to read and understand oral and written information
- Ability to read printed material, drawings, and schematics

Compensation is $28.61–$33.65 per hour, competitive and subject to location, experience, and collective bargaining agreements, with a guarantee of at least minimum wage.
