Report to the Office/Community daily to adhere to schedule that include weekends and holidays.
Monitor expiring lease agreements and renewals, and work towards renewal.
Assist and respond in listening and visiting with residents (residents and/or homeowners) to ascertain requests, comments, and complaints; resolve when able or refer to property manager.
Provide community tours, show available homes, highlight amenities and lease homes.
Lift or move items up to 25 pounds.
Qualify applicants using our Rental Qualifying Criteria and obtain the required information to process applications.
Educate new residents on community specific rules and/or policies, HOA guidelines, and how to use their new home.
Create marketing strategies including lease specials and/or pricing modifications based on market surveys to stay competitive.
Complete paperwork for homeowner/tenant complaints, property incident reports as needed.
Recruit prospective residents and facilitate rental transactions.
Write and distribute tenant notices, promotional flyers, community event information.
Help to enforce the community policies and HOA guidelines.
Follow-up on prospects unable to close (i.e., phone calls, thank you notes, and e-mails) attempt to close sale again or refer to a sister property.
Complete lead detail reports, customer information cards, and market surveys
Facilitate move-ins by secure all necessary documents ex. lease agreement, addendums, proper documentation, and ensure home is ready by agreed date using the Leasing Specialist Checklist
Assist in placing, removing, and updating all banners, balloons, bandit signs, and flags around the property and other locations where outward marketing is performed.
