  • Paperwork & Reporting: Complete all service documentation, inspections, and maintenance logs accurately and on time to ensure proper record-keeping and compliance with company policies.
  • Turn Units Efficiently: Lead the “make ready” process by preparing vacant apartment homes for new residents. This includes conducting pre-move-out inspections, creating punch lists, making necessary repairs, coordinating with contractors/vendors, sourcing materials, and completing final walk-throughs to ensure the home is move-in ready.
  • Community Upkeep: Help maintain the property’s curb appeal by cleaning common areas, removing trash, power washing breezeways and pool decks, touching up paint, and assisting with landscaping as needed.
  • Smart Budgeting: Reduce unnecessary costs by repairing instead of replacing when possible, using supplies wisely, and taking care of tools and equipment.
  • Handle Resident Service Requests: Respond promptly to maintenance work orders related to plumbing, electrical, HVAC, carpentry, appliances, and general repairs. Ensure each task is completed professionally and efficiently to meet resident satisfaction.
  • Preventative Maintenance: Conduct routine inspections and perform preventative maintenance on equipment and community systems to avoid costly repairs and ensure safety and functionality.

  • Ability to prioritize work, meet deadlines, and manage multiple tasks
  • Prior maintenance experience in residential property management preferred
  • Self-motivated with excellent problem-solving skills
  • Must be able to lift up to 50 lbs., climb ladders, and perform physical duties throughout the day
  • Valid driver’s license and reliable transportation
  • Strong knowledge of basic maintenance trades: plumbing, electrical, HVAC, appliance repair, and carpentry
  • Strong communication and customer service skills
