Description

• Monitor building and grounds to ensure a neat and clean presentation and environment
• Complete minor and routine painting, plumbing, electrical wiring, carpentry and other related maintenance activities using hand tools
• Follow all written and verbal instructions
• Ensure all supplies are stored in appropriate areas
• Perform grounds maintenance such as mowing, shrub trimming, flower bed cultivation, and snow, ice, and debris removal
• Remove trash and dispose of it in designated areas
• Maintain tools and equipment in a clean, orderly, and safe manner
• Secure the building during and after jobs and report any security violations to management
• Report the need for any major repairs to the supervisor
• Report and repair emergency maintenance problems or environmental hazards immediately
• Adhere to all company policies and procedures, especially health and safety requirements
• Provide emergency on-call duties as required or assigned
• Interact with residents and handle complaints with reasonable discretion
• Use hand tools commonly employed in maintenance, landscaping, and construction
• Operate power tools such as circular saws, drills, grinders, trimmers, hedge trimmers, floor cleaners, carpet shampoo machines, drain cleaners, chainsaws, and key machines

Requirements

• Function both inside and outside in all types of weather
• Perform medium to heavy physical work, including standing, walking, climbing, stooping, kneeling, crouching, and lifting up to 100 lb (frequent lifts of up to 50 lb)
• Demonstrate good eye‑hand coordination
• High School diploma or equivalent preferred but not required
• 1–2 years of experience in maintenance and/or construction supervision is ideal
• Basic knowledge of janitorial procedures
• Hold ALC lead paint certification
