The Community Manager role in Denton, TX, is responsible for managing the day‑to‑day operations of an assigned property, including overseeing staff, daily activities, and resources to meet budgeted financial and operational goals. The position ensures compliance with company policies and federal regulations such as Fair Housing, the ADA, and the Fair Credit Reporting Act.
Key duties include developing and monitoring property budgets, analyzing financial statements, setting rent rates, and ensuring timely rent collection and bank deposits. The manager also approves vendor invoices, controls expenditures, enforces lease terms, conducts property inspections, and implements marketing strategies to achieve occupancy targets. Additionally, the role focuses on resident satisfaction, maintenance oversight, staff supervision, and maintaining strong owner relationships.
Incumbents must be able to stand, walk, bend, climb ladders, and lift up to 25 lb independently or 50 lb with assistance, and work in all weather conditions. A flexible schedule is required, including on‑call availability during evenings, weekends, and holidays, with occasional travel to support other properties or attend training.
