The Leasing and Marketing Coordinator will guide the community’s marketing, leasing and renewal strategies to meet occupancy, revenue and resident‑retention targets. This role handles all leasing activities from prospect qualification through lease signing and move‑in, while also maintaining resident satisfaction and driving lease renewals.
- Conduct all sales and leasing activities, including prospect greeting, tours, application processing, credit and background checks, lease preparation, and smooth move‑in coordination.
- Inspect apartments before move‑in, verify readiness, and coordinate any needed maintenance.
- Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concession policies to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Utilize property‑management software (e.g., OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.
- Maintain show‑unit quality by daily inspections, communicating upkeep needs to maintenance, merchandising units, and preparing the leasing office.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to confirm leasing decisions and ensure satisfaction.
- Manage lease renewal process by preparing renewal packages, contacting residents before move‑out, and securing signed agreements on time.
- Respond promptly and courteously to resident and owner inquiries, resolve issues, and document requests for appropriate follow‑up.

The position requires the ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (or 50 lb with assistance), and to work inside and outside in all weather conditions. Employees must be flexible to work evenings, weekends, holidays and occasionally travel to support other properties or attend training.
- Hold all required state and local licenses or certifications.
- Possess a valid driver’s license to operate a golf cart on the property.
