The Maintenance Supervisor oversees technical and mechanical work to ensure that buildings, grounds, amenities and common areas meet company standards for cleanliness, appearance, safety and functionality. This role manages the maintenance team, handles the full “make‑ready” process, completes resident work orders, inspects work performed by staff and vendors, and maintains inventory and budgeting for maintenance and capital expenses.
The supervisor also supports cost‑cutting initiatives, stays current with technology and industry standards, performs monthly preventive‑maintenance procedures, and demonstrates strong customer‑service skills in interactions with employees, residents, clients and vendors. Safety, cleanliness and compliance with all relevant codes and regulations are integral parts of the position.
Work hours are typically a 40‑hour week with site hours of Monday‑Friday 9 am‑6 pm, Saturday 10 am‑5 pm and Sunday 1 pm‑5 pm, and the role may require weekend, evening and holiday on‑call availability. The position involves exposure to outdoor elements and occasional local or non‑local travel for business‑related errands and training.
Candidates must have at least a high school diploma or GED, knowledge of OSHA and MSDS regulations, and 1‑3 years of supervisory experience, preferably with 2‑3 years of apartment‑maintenance background. Required certifications include EPA refrigerant handling (Type I/II or Universal) and a valid pool or spa operator certificate, along with a current driver’s license. Strong communication, computer proficiency and experience with property‑management software such as Entrata, Yardi or One Site are essential.
