Project Manager-Mechanical Commercial Construction Projects

Description

The Project Manager is responsible for the entire life cycle of a project from inception through closure, ensuring safe delivery within budget, schedule, and quality parameters while exceeding customer expectations. They oversee all phases, manage resources, and coordinate stakeholders to achieve project goals.

• Maintain a safe work environment through site planning, hazard analysis, toolbox talks, and site walks.
• Conduct and document operational meetings (hand‑off, kick‑off, etc.) timely.
• Ensure compliance with state, local, and federal regulations.
• Negotiate and prepare vendor and subcontractor agreements aligned with project estimates.
• Review submittals to verify conformity with contract drawings and specifications.
• Coordinate quality assurance and control with relevant personnel.
• Manage scope coordination with the BIM department and quality control staff.
• Set up project finances, including equipment, labor, materials, and subcontractor costs, for leadership approval.
• Perform monthly cost reviews, identify deviations, and inform team and leadership to meet schedule and budget goals.
• Oversee accounts receivable by developing payment schedules and ensuring timely billing and collections.
• Oversee accounts payable, collaborating with Accounting and Legal to ensure timely subcontractor and vendor payments and mitigate risks.
• Obtain and coordinate lien waivers, state notifications, tax documents, and permits.
• Align budget and scope through change management processes.
• Attend job‑site meetings, schedule deliveries, document site activities, review labor reports, requisition tools/equipment, coordinate progress, manage material and consumable requests, track RFIs, assist with permitting and inspections, approve invoices, produce status reports, and manage monthly billings and collections.
• Build and maintain strong relationships with internal teams, customers, subcontractors, and vendors.
• Monitor risk management items, including notices to proceed, contracts, change orders, insurance policies, and bonds.
• Prepare close‑out documents such as O&M manuals, start‑up documents, as‑built drawings, warranty letters, and owner‑training materials.
• Manage warranty work per contractual obligations.
• Coordinate start‑up and commissioning activities with the project team, subcontractors, customers, and external parties to ensure timely compliance.

Requirements

Candidates must have at least five years of experience in mechanical engineering design, project management, mechanical construction, or facilities management, and possess strong analytical, organizational, and planning skills. Proficiency in Microsoft Word and Excel, knowledge of construction technologies, scheduling, equipment, materials, methods, and financial management are required, along with effective presentation, verbal, and written communication abilities. Leadership qualities, a focus on safety, financial performance, and client expectations, and the ability to motivate and resolve challenges are essential. A construction management or related technical degree is preferred.

The role may require up to 80 % travel to job sites or office locations, involving climbing stairs, ladders, and scaffolding, and performing light physical work such as moving objects up to 20 lb. Workers will operate in noisy, outdoor environments with exposure to precipitation and wind, and may spend prolonged periods standing, sitting, or repeating hand motions.
