Purchasing Specialist

Description

Reporting to the Contracts Manager, the Purchasing Specialist supports the procurement process—including tendering, contract management, estimating, and cost analysis—while purchasing services that adhere to home‑building principles and Mattamy standards to deliver the best homeowner experience.

• Enter information and data into BuildPro and JD Edwards (JDE) systems, ensuring consistency, accuracy, and compliance.
• Coordinate tender process, handling documentation, pricing, and follow‑ups for incomplete submissions.
• Manage Trade Portal website to maintain document access and coherent record keeping.
• Review drawings for consistency with architecture, sales/marketing information, and verify JDE requirements.
• Assist with Architectural Choice Options (ACO) and site/lot specific cost build‑ups.
• Support Design Studio by updating, maintaining, and sourcing new products.
• Maintain and update the Design Center Option Master database in JDE as needed.
• Assist with lumber takeoffs.
• Use BIM technology and design drawings to prepare accurate quantity take‑offs for estimating budgets and tenders.
• Analyze cost comparisons and differences in products and services.
• Support Change Order process by soliciting updated pricing and managing purchase orders in JDE.
• Resolve trade or builder concerns, providing clarity on upgrades, options sold, and scopes of work.
• Establish and maintain relationships with subcontractors, construction team members, and supervisors.
• Participate in site visits to verify trade performance and revise take‑offs based on actual conditions.
• Ensure suppliers receive current scopes, architectural drawings, and required documents; provide forecasting as needed.
• Release purchase orders in alignment with construction schedules.
• Conduct new trade orientations, preparing slide decks prior to onsite work.
• Review project budgets and prepare features and finish lists (Schedule A’s) for each community.

Requirements

• College diploma in Architectural or Civil Technology, or university degree in Civil, Mechanical or Materials Engineering.
• 1‑3 years of progressive experience in a related role.
• Strong analytical and mathematical aptitude with understanding of budgets, tenders, and construction processes.
• Self‑motivated, able to prioritize tasks and work independently with minimal supervision.
• Critical thinker with strong attention to detail.
• Proficient in MS Office (Word, Excel, PowerPoint); capable of creating budget templates and reports.
• Excellent verbal and written communication skills.
• Strong organizational, time‑management, and problem‑solving abilities.
• Willingness to learn and grow professionally.
• Experience with JD Edwards, Bluebeam, AutoCAD, Power BI, or MS Fabric.
• Construction industry experience.
• Familiarity with the Ontario Building Code (Part 9 & Part 3).

Benefits

The base salary for this position ranges from $57,500 to $87,500, with eligibility for Mattamy’s annual bonus program based on business and individual goals.
