Based in Calgary, the Co‑op/Intern in Investment Management will report to the Manager, Investment Management, supporting the Investment Management, Leasing, and Development teams to drive asset values, enhance returns, and position assets for growth. The role focuses on providing financial and analytical support to the Office & Industrial team.
- Provide financial and analytical support for Office & Industrial assets, including budgeting, lease approval memos, and stakeholder presentations.
- Prepare annual leasing, operating, and capital budgets and develop business plans.
- Analyze lease transactions and quarterly reports to ensure alignment with budget and strategic objectives.
- Gather market intelligence on rents, lease terms, vacancy, and supply‑demand fundamentals.
- Maintain Argus valuation models for the portfolio and supply market assumptions for quarterly appraisals.
- Assist in strategies for vacant or expiring spaces and coordinate with brokers on inventory and development projects.
- Contribute to strategic initiatives such as redevelopment feasibility, hold/sell analysis, capital budgeting, and asset reinvestment plans.
- Support the West Region Office & Industrial development pipeline and create Investment Committee materials.

- Eligible students must be enrolled in a post‑secondary program, registered in an official co‑op program, and returning to school after the term.
- Pursuing a degree in Real Estate, Finance, Mathematics/Statistics, Computer Science, or Economics; CFA progress is a plus.
- Strong quantitative, analytical, and data‑handling skills with advanced Excel, PowerPoint, and Word proficiency; Argus Enterprise knowledge advantageous.
- Excellent communication and presentation abilities to convey key insights to stakeholders.
- Prior experience in real estate asset management, development, brokerage, appraisal, or lending is desirable.
