The Lead Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing systems for the assigned facility, maximizing system life and reliability. This role often functions as the sole engineer on‑site and may supervise maintenance staff depending on the building’s size and complexity.
Key responsibilities include daily operations and maintenance of building systems, supervising staff, performing preventive maintenance, coordinating with contractors, managing inventory, responding to emergencies, and maintaining compliance with codes and company policies. The engineer also prepares monthly reports for management and completes required safety training.
- Assist with or conduct daily operations and maintenance of mechanical, electrical, and plumbing systems and general building maintenance.
- Supervise maintenance staff when applicable, assign and monitor activities and projects.
- Perform preventive maintenance duties such as changing filters, lubricating motors, replacing lamps, ballasts, fixtures, inspecting and adjusting belts, replacing bearings, aligning shafts, and other manufacturer‑recommended tasks.
- Recommend improvements to the preventive maintenance program continuously.
- Develop and maintain building‑specific maintenance procedures.
- Coordinate maintenance efforts with outside contractors and technicians.
- Maintain stock and inventory control.
- Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns.
- Comply with all applicable codes, regulations, governmental directives, and practice safe work habits.
- Ensure management is informed of current building operations by compiling and submitting monthly reports.
- Comply with C&W Uniform Dress Code and maintain a neat appearance on and off property.
- Must move between departments, floors, and properties to facilitate work.

The position operates in a professional office setting, using standard office equipment, and may require travel between properties in varying weather conditions.
The role demands the ability to stoop, stand, climb, and regularly lift at least 50 lb, as well as crouch, reach, and install equipment while maintaining clear communication and reading technical documents.
- Complete required C&W Safety Training annually.

- Hold appropriate trade license/permit such as Journeyman or Master Electrician, City Licenses, Operator’s License, Steam Engineer’s License, etc.
- Possess a valid universal certification for CFC and HFC refrigerants (EPA Section 608) or equivalent education/experience.
- Maintain a valid driver’s license with a good driving record.
- Basic computing skills in Outlook, Excel, and Word.
- Experience operating, maintaining, and repairing HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
- Knowledge of energy management systems, techniques, and operations.
- Thorough knowledge of all building systems operations, maintenance, and repair.
- Ability to stoop, stand, climb, and regularly lift a minimum of 50 lb of equipment and safely install rigging/lifting devices.
- Required to crouch and reach to install/move equipment by bending forward at the waist or legs and spine.
- Ability to speak clearly, read and understand oral and written information, and utilize vision for reading printed material, drawings, and schematics.
Benefits
Eligible employees can enroll in health, vision, dental, retirement, and other benefit programs. Compensation ranges from $28.90 to $34.00 per hour, with pay determined by location, experience, and collective bargaining status.
