Operating Engineer

Description

The Operating Engineer position works the third shift, Wednesday through Saturday, 10 p.m. – 8 a.m., with an hourly pay range of $26‑$29. This role is based on‑site in Fairburn, GA and focuses on the electrical and mechanical systems of assigned buildings.

The Engineer maintains and updates CMMS data, oversees HVAC, electrical, plumbing and fire‑life‑safety systems, and performs preventive maintenance. They respond to service requests and emergencies, support after‑hours activities, assist with equipment installations, and manage inventory and replacement orders. Additionally, they review contractor work, ensure compliance with codes and JLL’s Engineering Services Compliance Program, and provide operational recommendations to senior engineering staff.

• Update and maintain CMMS records for all building systems.
• Perform preventive maintenance on HVAC, electrical, plumbing, and fire‑life‑safety equipment.
• Respond promptly to online service requests and emergency situations.
• Support after‑hours building operations as needed.
• Assist with installation of new or replacement equipment.
• Review and evaluate contractor work quality and pricing.
• Manage inventory of parts and submit replacement requests.
• Provide operational recommendations for expense projects and process improvements.
• Ensure compliance with federal, state, local codes and JLL Engineering Services Compliance Program.
• Attend on‑site and off‑site training seminars.
• Apply electrical and mechanical aptitude to troubleshoot building systems.
• Communicate effectively with internal and external customers.

Requirements

Candidates must have a high school diploma or GED, a Universal CFC certification, and at least four years of electrical or HVAC experience, including rooftop units and backup systems. Required abilities include lifting 50 lb (occasionally 100 lb), using ladders up to 26 ft, strong electrical/mechanical aptitude, and fluency in English. Strong customer service, teamwork, and excellent verbal and written communication skills are essential, as is proficiency with various IT tools.
