The Community Manager reports to the Regional Manager and is responsible for overseeing all aspects of community operations, including personnel, leasing, maintenance, financial management, administration, and risk mitigation.
- Attend site daily; screen, hire, train, coach, and develop staff; create schedules and address performance issues per policy.
- Maximize net operating income through cost control, revenue and leasing improvements, budget development, and timely reconciliation of deposits, rent collections, and vendor invoices.
- Develop and execute annual marketing plans; lead leasing activities, resolve resident complaints, implement retention programs, and manage showings and move‑ins.
- Ensure accurate administrative and leasing reporting; head the property emergency response team; oversee customer service and maintenance request turnaround; conduct regular property inspections.
- Manage property resources economically by obtaining vendor bids, supervising maintenance, construction, and rehabilitation to ensure quality and timeliness.

- Require high school diploma (Bachelor’s preferred) with four years housing experience or equivalent; CAM or ARM certification desired; proficiency in on‑site software and basic computer skills.
- Knowledge of Fair Housing Laws and OSHA requirements is essential; must have reliable transportation for on‑call duties and be willing to work overtime, weekends, and nights.

Benefits
Compensation ranges from $65,000 to $76,000 annually and includes a comprehensive total rewards package such as medical, dental, vision, life, accidental and disability insurance, 401(k) matching, performance bonuses, paid sick days, and company holidays.
