The Leasing Consultant handles all aspects of leasing, marketing, and resident relations for a property, ensuring smooth prospect experiences, lease administration, and resident satisfaction.
- Attend the property site daily.
- Show, lease, and move in prospective residents; greet, qualify, tour, and sign leases.
- Generate new leads, make appointments, conduct tours, maintain model units, and follow up to close sales.
- Complete all leasing paperwork before move‑in.
- Assist with lease audits, unit walk‑throughs, and the turn process.
- Maintain accurate prospect traffic and leasing data; respond to leads within 24 hours.
- Use sales and marketing strategies to increase traffic, improve closing ratios, and exceed leasing goals.
- Perform various administrative tasks as needed.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Help develop and implement resident retention programs such as events, promotions, and newsletters.
- Contribute to the upkeep and cleaning of the office, common areas, and model unit.
- Assist in implementing the annual marketing plan.
- Conduct ongoing market surveys and analysis to generate ideas and plans.
- Maintain thorough product knowledge of the property, competition, and market conditions; submit weekly market survey reports.
- Deliver excellent customer service and monitor service request turnaround times.
- Ensure consistent handling of resident matters.
- Enforce community policies as delegated by the supervisor.
- Move about the site, climb ladders/stairs, and stand or sit for extended periods.
- Lift or move objects up to 25 lb.; operate machinery, vehicles, or power tools.
- Work overtime, weekends, nights, in various temperatures and weather conditions, including exposure to hazardous chemicals.
