Leasing Consultant

Description

The Leasing Consultant handles all aspects of leasing, marketing, and resident relations for a property, ensuring smooth prospect experiences, lease administration, and resident satisfaction.

• Attend the property site daily.
• Show, lease, and move in prospective residents; greet, qualify, tour, and sign leases.
• Generate new leads, make appointments, conduct tours, maintain model units, and follow up to close sales.
• Complete all leasing paperwork before move‑in.
• Assist with lease audits, unit walk‑throughs, and the turn process.
• Maintain accurate prospect traffic and leasing data; respond to leads within 24 hours.
• Use sales and marketing strategies to increase traffic, improve closing ratios, and exceed leasing goals.
• Perform various administrative tasks as needed.
• Address resident complaints, concerns, and requests to ensure satisfaction.
• Help develop and implement resident retention programs such as events, promotions, and newsletters.
• Contribute to the upkeep and cleaning of the office, common areas, and model unit.
• Assist in implementing the annual marketing plan.
• Conduct ongoing market surveys and analysis to generate ideas and plans.
• Maintain thorough product knowledge of the property, competition, and market conditions; submit weekly market survey reports.
• Deliver excellent customer service and monitor service request turnaround times.
• Ensure consistent handling of resident matters.
• Enforce community policies as delegated by the supervisor.
• Move about the site, climb ladders/stairs, and stand or sit for extended periods.
• Lift or move objects up to 25 lb.; operate machinery, vehicles, or power tools.
• Work overtime, weekends, nights, in various temperatures and weather conditions, including exposure to hazardous chemicals.

Requirements

• Hold a High School Diploma or equivalent.
• Possess basic computer skills and ability to use on‑site software.
• Understand basic Fair Housing Laws and OSHA requirements.
