This non‑exempt role is responsible for managing and overseeing the marketing and leasing functions for the property, ensuring occupancy and resident retention meet goals, and that leasing team members follow company policies and procedures. The manager represents the company professionally and demonstrates strong commitment to both internal and external customers.
Key responsibilities include creating, implementing, evaluating, and tracking weekly, monthly, and annual marketing plans based on occupancy targets and market conditions, and adjusting strategies as needed. The manager assists the General Manager with hiring, training, supervising, and coaching leasing staff and community ambassadors, and develops comprehensive training programs covering leasing, touring, and customer service. Additional duties involve reviewing leasing files for accuracy, preparing market analysis reports, coordinating campus‑related marketing events, and actively participating in sales calls, tours, and property presentations while ensuring model units are show‑ready.
Minimum qualifications require a state leasing license (or the ability to obtain one within the legal timeframe), proficiency in Microsoft Office and social‑media platforms, and excellent verbal and written communication skills. Candidates must demonstrate strong planning, organization, leadership, and the ability to motivate staff, work independently under pressure, and maintain a high level of confidentiality.
Desired qualifications include knowledge of relevant software and prior experience in student housing. The work schedule is typically 9 am‑6 pm, Monday‑Friday, with occasional extended hours or weekend work to meet business needs.
The role is performed mainly in a professional office environment but may require occasional outdoor work and the ability to remain stationary for long periods, lift up to 30 lb, and travel locally or overnight as needed. Visual acuity is required for data analysis, computer use, and extensive reading.
The Leasing and Marketing Manager position is located at The Oliver in Baton Rouge, LA (70820) and is a full‑time role (30+ hours per week) with a salary range of $18.00‑$20.00 hourly. The role may require up to 25 % travel and works day shifts, including weekends as needed. The position reports to the General Manager and has no direct reports.
