Maintenance Manager

Description

The Maintenance Manager is responsible for overseeing all property maintenance activities, ensuring timely service ticket completion, thorough inspections, repairs, preventative maintenance, unit turnovers, and the upkeep of both apartments and common areas. In this role, the manager leads a high‑performing maintenance team, mentors staff, ensures compliance with OSHA, EPA, ADA, and Fair Housing regulations, manages budgets and vendor relationships, and provides emergency and on‑call support to enhance resident satisfaction.

• Oversee property maintenance, including service tickets, inspections, repairs, preventative maintenance, unit turns, and upkeep of apartments and common areas.
• Foster a high‑performance culture by setting clear expectations, mentoring, providing feedback, and driving accountability within the maintenance team.
• Ensure compliance with OSHA, EPA, ADA, Fair Housing, and other safety regulations while identifying and addressing hazards.
• Monitor budgets, control inventory, and coordinate with vendors and contractors for repairs and capital projects.
• Provide emergency and on‑call maintenance support as needed.
• Support the team with other duties to maintain resident satisfaction and property standards.

Requirements

• Extensive experience in multifamily maintenance or related field.
• Leadership experience with ability to train and mentor staff.
• HVAC certification required; CPO certification preferred.
• Strong troubleshooting skills for HVAC, plumbing, electrical, and appliances.
• Knowledge of OSHA regulations and safety protocols.
• Strong organizational and time‑management skills.
• Ability to work flexible schedules, including participation in an on‑call rotation.
• Ability to lift/carry supplies and equipment: over 75 lb (rare), 25‑75 lb (occasional), 1‑25 lb (constant).
