The Asset Manager position is based at 1425 Corporate Center Parkway in Santa Rosa, CA, with a salary range of $95,000 to $100,000 per year. The role involves developing, updating, and implementing Burbank Housing’s strategic asset management plan for its real‑estate portfolio, acting as the organization’s owner representative throughout the property lifecycle.
The Asset Manager oversees financial performance and stability of assigned properties by reviewing operating statements, budgets, audits, and forecasts. Responsibilities include preparing financial analyses of reserves and cash flow, approving operating and capital budgets, and serving as the primary financial liaison with lenders, investors, and public agencies throughout property operations.
Comprehensive oversight of the real‑estate portfolio includes reviewing preventive‑maintenance schedules, identifying operational and safety needs, and coordinating third‑party assessments. The manager develops and updates capital‑replacement plans with the Facilities Team, conducts annual property inspections, ensures timely filing of welfare exemptions, and maintains documentation of funder and investor requirements.
In new development, recapitalization, and buyout activities, the Asset Manager acts as a liaison among Housing Operations, Finance, and Real Estate Development from pre‑development through lease‑up. Duties involve reviewing asset‑management related agreements, monitoring investor capital accounts, creating 15‑year buyout plans, managing refinancing processes, and advising executive leadership on property repositioning, refinancing, and resyndication opportunities.
The manager handles annual insurance renewals for existing properties, new developments, and corporate entities, and serves as the point of contact for insurance incidents. Additional duties include identifying and mitigating portfolio risks, overseeing property‑management contracts, and collaborating with Housing Operations on capital‑improvement projects as needed.
The position demands a high degree of initiative, accountability, and technical aptitude, requiring effective collaboration with diverse stakeholders. It is a full‑time exempt role reporting to the Director of Asset Management and working closely with finance, property management, and housing development teams, as well as compliance and reporting partners such as agencies, investors, and lenders.
Candidates must demonstrate commitment to Burbank Housing’s mission, strong oral and written communication, and superior time‑management skills to handle multiple projects concurrently.
Proficiency in Excel for financial analysis, Word for communication, and the ability to quickly learn property‑management software such as Yardi Voyager are required. A comprehensive understanding of property financial statements and the ability to counsel and motivate employees are also essential.
A bachelor’s degree in finance, business administration, or a related field is required, together with three to five years of combined experience in affordable‑housing property management, multi‑unit rental development, lending, asset management, or real‑estate development. Experience with pro‑forma analysis and operating‑budget preparation is highly preferred.
The role requires the ability to read, interpret, and analyze information, compose reports, and present findings clearly. Candidates must possess college‑level mathematics competence and strong reasoning abilities to define problems, collect data, and draw valid conclusions.
The position involves regular walking, sitting, lifting up to 20 pounds, and occasional stooping, kneeling, or crouching. The work environment is typically moderate in noise level.
