Review other researchers' work & make corrections as needed. Prepare final deliverable(s) to be submitted to the client.
Performs title obligations in a manner that is consistent with title protocol directions.
Enter required data into Client Systems to report findings, generate reports and documentation.
Prepare research packets to include chain of title, plats, easement documents, existing prior rights and customer contact information to support title and land research activities.
Is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear.
Examine and validate documents provided by Field Agents for accuracy and completeness.
Travel to local public records offices to research as needed.
Follow specific instructions regarding Client Systems and software.
Conduct comprehensive research on vesting title and existing prior rights using online public records and internal company platforms.
Communicate with Field Agents to assess work maps and confirm research needs and report findings.

Position requires working independently in a remote setting, local travel in the field performing research duties and as needed for other occasional meetings.
Familiarity with electric distribution and transmission systems, operations, and construction is a plus.

Experience preparing real estate documents for new construction and infrastructure projects, with a focus on prior rights.
Collaborates well with others and functions as part of a team to accomplish a common goal.
Proficiency in Microsoft Office applications and GIS systems for mapping easements and managing title data.
Critical thinking and analytical skills to support decision-making and resolve title issues.
Willingness to take on new responsibilities and adapt to evolving project needs.
Skilled in accessing and analyzing online public records to complete accurate chains of title.
Ability to maintain confidentiality on sensitive projects or high-profile clients.
Strong expertise in title research, particularly across North Carolina and South Carolina.
High attention to detail, time management, and the ability to manage multiple priorities effectively.
Ability to maintain regular attendance and work independently during normal business hours of operation.
Excellent written and verbal communication skills, with strong documentation and organizational abilities.
Knowledge of notary and recording regulations, with a commitment to staying current on industry best practices.
Self-motivated with a strong work ethic and the ability to work independently or collaboratively in a team environment.
Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus.
Experience collaborating with internal stakeholders such as Real Estate Representatives, Research Specialists, and Data Management teams.
Proven ability to examine and interpret title documents, legal descriptions, engineering drawings, and survey plats to determine property ownership and existing rights.
