- Processes maintenance invoices weekly in accordance with the Community Manager’s specifications
- Works with contractors as needed. Inspect what we expect
- Minimizes turnover time on vacant units in accordance with the Standard Operating Procedure
- Manages inventory levels and maintains property tools and equipment
- Encourages Associate development
- Follows guidelines of preventative maintenance program
- Provides prompt and courteous handling of all Resident service requests
- Adheres to budget guidelines while overseeing stock control and the ordering and utilization of maintenance materials
- Maintains a safe and orderly workshop, storage area
- Establishes rapport with Residents and provides personalized service
- Handles Resident inquiries promptly and courteously
- Participates in capital improvements inclusive of scope development, bid process, and project completion
- Keeps accurate records regarding preventative maintenance, work orders, purchase orders and all other paperwork
