The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems at assigned properties. Duties include maintaining clean and safe work environments, conducting rounds and routine assessments, performing preventive and corrective maintenance, painting, and general housekeeping.
The role may involve being the sole maintenance staff on certain shifts, requiring extended hours, on‑call duties, and flexibility to work nights or weekends. Key competencies include technical proficiency, initiative, flexibility, multitasking, and a strong sense of urgency, while the work environment entails regular travel between properties and occasional office tasks.
- Perform plumbing, electrical, and HVAC work, including repairs, installations, and adjustments for building systems.
- Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution components.
- Monitor and adjust mechanical and pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers to ensure occupant comfort.
- Conduct preventive maintenance tasks such as filter changes, coil cleaning, condenser flushing, belt inspections, bearing lubrication, and pulley alignment.
- Inspect and service mechanical spaces like engine rooms, fan rooms, generators, fire pumps, sump pumps, and ejector pumps.
- Repair doors, ceilings, hand railings, floors, and perform general carpentry, painting, and housekeeping duties.
- Perform fire and life‑safety inspections in accordance with NFPA, local codes, and company standards.
- Document all activities, report to supervisors, and respond immediately to emergencies such as fires, equipment failures, or evacuations.

Candidates must hold a high school diploma or GED, with a trade school graduate or apprenticeship program preferred. At least five years of experience operating mechanical, electrical, and plumbing systems in commercial properties is required.
Required licenses may include Journeyman or Master Electrician, refrigeration certificates, high‑pressure boiler or steam operator licenses, and possibly Universal Technician certification for CFCs. A valid driver’s license, basic computer skills in Outlook, Excel, and Word, and proven experience with HVAC, boilers, pumps, refrigerant systems, and energy‑management systems are also essential.
- Hold appropriate trade licenses (e.g., Journeyman/Master Electrician, Refrigeration Certificate, High‑Pressure Boiler/Steam Operator) and a valid driver’s license.
- Demonstrate proficiency with Outlook, Excel, Word, and knowledge of energy‑management systems and building operations.
- Exhibit technical proficiency, initiative, flexibility, multitasking ability, and a sense of urgency.
- Ability to lift at least 50 lb, stoop, climb, and work in varied weather conditions.
