The Service Technician role performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This position supports a high‑rise, stabilized property with 340 units, working Monday‑Friday with a rotating on‑call schedule.
- Respond to resident work orders and perform preventative maintenance per policies and codes.
- Prepare vacant units for leasing through inspections, punch list creation, vendor coordination, and final walkthroughs.
- Manage inventory of tools, supplies, and equipment, tracking usage and reordering as needed.
- Complete documentation for service requests accurately and promptly.
- Maintain grounds, common areas, and amenities through cleaning, pressure washing, and minor repairs.
- Implement cost‑cutting measures by repairing parts, minimizing waste, and using tools correctly.
- Follow safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents.
- Inspect contractor and vendor work to ensure quality, scope, and specifications are met.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
- Work a flexible schedule with on‑call duties, including evenings, weekends, and holidays.
- Participate in employee assistance, pet, legal, and critical illness plans, and charitable giving programs.

Incumbents must stand, walk, and sit for extended periods, bend, stoop, climb ladders, and work in confined spaces, while being able to lift 25 lb independently (50 lb with assistance) and operate in all weather conditions. The role may require occasional travel to other properties, training sessions, or meetings, and includes flexible hours that include evenings, weekends, and holidays.
- Hold EPA Type I/II or Universal refrigerant recycling certification and any state‑required certifications.
- Possess a valid driver’s license for operating a golf cart when required.
