As a Building Operator at JLL, you will be the frontline guardian of building systems and operations, ensuring optimal performance and comfort for occupants. The role involves monitoring, operating, and maintaining critical infrastructure such as HVAC, electrical, utility, and life‑safety systems, while collaborating with engineering staff, vendors, and facility management to achieve operational excellence.
- Monitor and operate building automation systems (BAS) to maintain optimal temperature, humidity, and air quality.
- Conduct routine inspections of HVAC equipment, boilers, chillers, and mechanical systems to ensure proper operation and identify potential issues.
- Perform preventative maintenance tasks including filter changes, belt adjustments, lubrication, and minor repairs on building equipment.
- Respond to tenant service requests and building alarms, troubleshoot system malfunctions, and implement corrective actions.
- Document equipment readings, maintenance activities, and system performance data in the computerized maintenance management system.
- Coordinate with contractors and vendors for specialized repairs while ensuring work quality and safety compliance.

- High school diploma or equivalent with technical training in building operations, HVAC, or related mechanical systems.
- 2–3 years of experience in building operations, facilities maintenance, or a similar technical environment.
- Basic understanding of HVAC systems, electrical components, utility systems, and building automation controls.
- Ability to read technical manuals, blueprints, and system schematics.
- Strong troubleshooting skills for mechanical and electrical issues.
- Washington State Stationary Engineer License Grade IV required at hire.
- Must obtain Grade III license within 12 months of hire.
- Physical capability to work in mechanical rooms, rooftops, and confined spaces.
- EPA Universal certification for refrigerant handling or ability to obtain within 90 days.
- Experience with building automation systems such as Johnson Controls, Honeywell, or Siemens platforms.
- Basic electrical knowledge and understanding of motor controls and power distribution systems.
- OSHA 10‑Hour safety certification or equivalent safety training.
- Experience working in commercial office buildings, healthcare facilities, or institutional environments.
Benefits
The position is a union‑represented role (Local 302) offering competitive wages, benefits, and working conditions as defined in the collective bargaining agreement. It is a Thursday‑through‑Sunday, three‑day, twelve‑hour shift, does not provide visa sponsorship, and requires authorization to work in the United States.
Estimated total compensation is $89,606–$96,000 per year, subject to qualifications, location, market conditions, and internal considerations. The role is based on‑site in Seattle, WA.
