Director Pre-Construction (Estimating)

Description

The Director of Pre‑Construction leads the pre‑construction and estimating function, delivering accurate, timely, and competitive bid packages. This role provides hands‑on guidance to estimating staff, oversees all bid development, and reviews and approves final estimates before client delivery. It establishes the standard for quality, discipline, and accountability throughout the pre‑construction process.

• Direct pre‑construction estimating for commercial projects up to $15M and oversee team bids.
• Maintain disciplined estimating processes, cost data, and scope templates.
• Build and sustain client and subcontractor relationships through site visits, meetings, and bid qualification.
• Assign projects, mentor estimating staff, and ensure complete scopes and accurate proposals.
• Review and approve estimates, identify risks and opportunities, and ensure smooth handoff to project management.

Requirements

• Possess at least 10 years of commercial construction experience with advanced building knowledge.
• Demonstrate proven leadership of pre‑construction or estimating teams delivering competitive results.
• Exhibit expert proficiency with electronic plan‑reading, takeoff software, and bid documentation review.
• Hold a bachelor's degree in construction management or equivalent experience.
• Hold a Certified Professional Estimator (CPE) designation (preferred).
