The Division Manager oversees all phases of special project construction, leading the Project Management team to consistently deliver high‑quality projects that exceed customer expectations. This role approves bid documents and original project budgets, monitors progress and profitability, and addresses emergencies, delays, and other issues that could affect project completion.
Key responsibilities include managing team performance, coordinating with senior project managers and other divisions to ensure consistent quality, training staff on financial objectives, developing and maintaining client relationships, and overseeing budgets, master schedules, and project milestones.
- Receive direction from the Director or VP of Construction for assigned responsibilities.
- Manage and coach direct reports, enforce policies, and redirect performance as needed.
- Collaborate with Senior Project Managers, Project Engineers, and Administrators on all customer activities.
- Work with executive management and division managers to standardize processes across regions.
- Train team members on company financial objectives and performance metrics.
- Oversee Senior Project Managers and Project Managers assigned to special projects.
- Develop and maintain strong customer and client relationships.
- Assign Project Managers to negotiated projects based on experience and client expectations.
- Review and approve project‑specific budgets and financial forecasts.
- Create and monitor master schedules, timelines, and project milestones.
- Ensure Project Managers implement special‑project requirements as directed by customers.
- Schedule and conduct performance reviews for division staff.
- Participate in interviewing and hiring for construction and estimating departments.
- Resolve unforeseen project conditions, including subcontractor challenges.
- Review weekly schedules and reports from project managers for accuracy.
- Validate weekly project updates before distribution to clients.
- Approve complete bid packages and proposals prior to submission.
- Sign and review all construction‑related documents such as contracts, change orders, and warranty letters.
- Support dispute resolution between the company, customers, subcontractors, and vendors.
- Mentor employees by asking probing questions, listening actively, and sharing experiences.
- Lead the team in maintaining safety standards on all job sites.
- Interpret architectural plans and specifications accurately.
- Identify needs, remove barriers, and achieve established goals.
- Maintain a clean driver’s license, reliable transportation, and meet state licensing requirements.

Candidates must bring at least 15 years of project‑management experience, a proven leadership record, and expertise in commercial construction, scheduling, purchasing, estimating, and subcontractor coordination. Strong communication skills, proficiency with Microsoft Office and Project, the ability to interpret architectural plans, and a degree in construction management or a related field are preferred, along with a valid driver’s license.

- Possess strong written and verbal communication skills at all project levels.
- Proficient in Microsoft Office Suite and experienced with Microsoft Project.
