The Area Manager oversees all aspects of a housing community’s operations under the guidance of a Regional Supervisor. Responsibilities span personnel, leasing, maintenance, financial, administrative, and risk management, while ensuring compliance with Asset Living policies, safety standards, fair‑housing guidelines, and liability concerns.
Key duties include managing staff recruitment, training, and performance; driving net operating income through cost control and revenue strategies; developing and executing marketing and leasing plans; handling resident relations and retention programs; and supervising administrative reporting, emergency response, and property maintenance activities.
- Screen, hire, train, coach, and develop on‑site staff per company directives.
- Create and manage weekly/daily schedules for office and maintenance teams.
- Address performance issues, document actions, and coordinate terminations with HR.

- Guide leasing staff to secure leases, maintain accurate documentation, and meet follow‑up procedures.
- Resolve resident complaints and requests to maintain satisfaction.
- Implement resident retention initiatives such as events, promotions, and newsletters.
- Show, lease, and move‑in prospective residents efficiently.
- Produce accurate administrative and leasing reports on schedule.
- Lead the property’s emergency response team and manage incident handling.
- Monitor maintenance service requests for timely completion and customer service quality.
- Conduct regular property inspections to ensure appearance and timely repairs.
- Manage property resources, obtain vendor bids, and supervise maintenance, construction, and rehabilitation activities.
- Meet physical demands such as standing for long periods, lifting up to 25 lb, climbing ladders, and working overtime or weekends for emergencies.
- Maintain reliable transportation for on‑call emergency responsibilities.
