Follows the make-ready checklist to complete necessary repairs and improvements to apartment homes prior to resident move-in, as directed by the Supervisor or manager
Cuts expenses by fixing rather than replacing parts, and avoiding being wasteful with supplies
May be required to push or pull items and reach overhead
May occasionally be required to lift or carry items weighing up to 25 pounds.
Assists with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting, as needed
Maintains an inventory of supplies and equipment needed for make-ready tasks
Complies with safety and risk-management policies by participating in the safety meetings, OSHA training, and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
Inspects sheetrock and makes repairs; caulks and seals windows, sink areas, toilets, bathtubs, and showers; and performs touch-up paint
Delivers a high level of customer service by treating residents and others with respect and completing assigned work with efficiency and urgency

General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready
May require working in confined spaces, heights and potentially hazardous area.
HVAC experience a plus but not required
May require dexterity of hands and fingers and ability to grasp tools
Good organizational skills and attention to detail
Must be able to walk, stand, climb stairs or ladders and access various areas of the property
Ability to work efficiently and meet deadlines
Must be able to operate a computer, keyboard, mouse and other office equipment
Must be able to see to perform inspections and read computer screens
Must be able to hear and understand verbal communications in person and over the phone or computer
May be required to bend, stoop or kneel
At least 1 year of experience in maintenance or related field, preferred
