The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors, leasing office, and parking lots of multifamily buildings. This role involves maintaining outdoor areas, ensuring cleanliness of common spaces, and supporting make‑ready unit preparations. The Groundskeeper works under the direction of the Maintenance Manager and collaborates with staff and contractors to preserve property standards.
- Perform grounds maintenance tasks such as trash removal, dumpster cleaning, blowing parking areas, and power washing.
- Clean breezeways by removing cobwebs and bugs, mopping floors, power washing, and wiping doors and handrails.
- Conduct basic landscaping, including pruning, watering, irrigation checks, and removal of dead vegetation.
- Assist with make‑ready unit preparation by removing trash from vacant apartments.
- Carry out preventive maintenance to avoid issues and preserve property quality.
- Document maintenance activities and communicate updates to residents, team members, and supervisors.
- Report supply needs and keep the maintenance shop organized.
- Collaborate with maintenance staff, other departments, and external contractors to ensure seamless property upkeep.
- Assess safety and cleanliness standards, ensuring regulatory compliance and resident well‑being.
- Perform interior and exterior painting and deliver notices to apartments as needed.
- Walk, stand, climb stairs or ladders, and access various property areas; lift or carry items up to 50 lb (heavier with assistance).
- Push/pull items, bend, stoop, kneel, and use hand tools with dexterity.
- Operate maintenance equipment such as mowers, trimmers, blowers, and irrigation systems.
- Use mobile devices and applications for work‑related tasks.
- Work primarily outdoors, exposed to weather, and may involve confined spaces, heights, or hazardous areas.

Applicants should have a high school diploma or GED, with one to three months of related experience or equivalent training. Basic proficiency with Microsoft Office is required.
