The Leasing Coordinator will oversee the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident‑retention goals. The role handles the full leasing cycle—from greeting and qualifying prospects to processing applications, preparing lease packages, and ensuring smooth move‑ins and renewals.
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including prospect tours, applications, credit checks, lease preparation, and move‑in coordination.
- Inspect apartments before resident move‑in and coordinate maintenance to ensure units are ready.
- Monitor market and competitor conditions; develop short‑ and long‑term marketing plans to sustain occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet advertising (Craigslist, Facebook, email, etc.).
- Utilize property‑management software (OneSite, Yardi) to track availability, record leasing activity, and manage resident data.
- Maintain show‑unit standards through daily inspections, merchandising, and collaboration with maintenance staff.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or phone calls to ensure satisfaction and lease decisions.
- Manage lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and securing signed documents on time.
- Respond promptly and courteously to resident and owner concerns, documenting and escalating issues as needed.
- Meet physical demands including standing, walking, climbing, and lifting up to 25 lb (50 lb with assistance) in various weather conditions.
- Work a flexible schedule that includes evenings, weekends, holidays, and on‑call responsibilities.
