- Maintain inventory of supplies, equipment, and parts, ensuring cost-effective use of resources.
- Oversee work orders, preventative maintenance, unit make-readies, and curb appeal to ensure timely completion and high-quality results.
- Diagnose complex maintenance issues, including HVAC, plumbing, electrical, and appliance repair, and perform or delegate repairs.
- Supervise and lead the property's maintenance team, providing training, guidance, and performance feedback.
- Conduct regular inspections of property grounds, buildings, and equipment, addressing issues proactively.
- Ensure compliance with OSHA, EPA, and company safety standards, including proper handling of chemicals and equipment.
- Assist the Property Manager with budgeting for maintenance operations, capital improvements, and vendor services.
- Schedule and assign daily tasks to maintenance staff and coordinate with outside contractors when necessary.

- Certified Apartment Maintenance Technician (CAMT) and Environmental Protection Agency (EPA) issued HVAC certifications are strongly preferred.
- A High School Diploma or equivalent GED is required; technical training or certifications preferred.

- Strong leadership, communication, and organizational skills.
- A minimum of 3 years of experience in property maintenance with at least 1 year in a supervisory role.
