Description

• Operate the facility safely in compliance with government and regulatory requirements.
• Identify, enforce, and assess safety hazards and risks.
• Record equipment readings and make adjustments to ensure proper operation.
• Review monthly service request summaries to resolve recurring operational issues.
• Participate in incident investigations and generate maintenance reports for mechanical, plumbing, structural, control, and fire‑life‑safety systems.
• Maintain HVAC systems at optimum levels, including cleaning, inspecting, and replacing parts.
• Respond promptly and professionally to tenant inquiries.
• Assist building management with emergencies such as fire alarms, chemical spills, and hazardous conditions.
• Follow departmental policies for safe storage, use, and disposal of hazardous materials and keep the workplace clean and safe.
• Use proper personal protective equipment and adhere to all safety policies and procedures.
• Provide leadership and mentoring to Helpers under supervision.
• Work at heights using ladders (5‑16 ft) with buddy system and OSHA guidelines; work in confined spaces as required.
• Lift, carry, push, or pull objects up to 50 lb without assistance and communicate effectively in English.

Requirements

The company is hiring an Engineer for a New York‑market property who will operate, maintain, troubleshoot, and repair facility equipment across all systems. The role requires technical expertise in at least one craft (Electrical, HVAC, Piping/Plumbing, Central Plant) while being skilled in others, and it emphasizes health‑and‑safety standards and a welcoming environment for tenants, visitors, and the community.

• Demonstrate passion for health‑and‑safety standards while creating a welcoming atmosphere.
• Possess thorough knowledge of building systems, operating sequences, and best practices.
• Show aptitude for mechanical and computer‑controlled equipment; proficient with BMS controls and Microsoft Office.
• Hold a high school diploma (or equivalent) plus at least two years of college or trade schooling.
• Have a minimum of four years’ experience in HVAC central plant operations.
• Maintain valid FDNY certificates: Q01 (Refrigerating System Operator), S12 (Citywide Sprinkler), S13 (Citywide Standpipe), A35 (Air Compressor Operator), and G60 (Torch use of flammable gas).
• Perform frequent walking, climbing, bending, lifting, and overhead work in varied temperatures (0‑100+°F).
• Meet vision requirements (close, distance, color, depth perception) and stand for at least 8 hours.
