Daily duties include preparing vacant units, completing independent repairs on electrical, plumbing, HVAC, hot water heaters, appliances, and building systems, and performing detailed carpentry, flooring, and painting work. The role also handles preventative maintenance, pool upkeep, grounds care, common‑area cleaning, vendor coordination, supply monitoring, and participation in an on‑call rotation, all while using company‑issued technology and personal transportation as required.
- Prepare vacant apartments for occupancy (painting, drywall, trash removal, mechanical, plumbing, electrical work)
- Perform independent repairs on electrical, plumbing, HVAC, hot water heaters, appliances, and building systems
- Complete carpentry, drywall, interior/exterior painting, and flooring repairs (plank, vinyl, carpet)
- Identify paint needs, select appropriate sheen and color, and apply full‑coat or touch‑up as required
- Execute preventative maintenance tasks and respond to resident service requests promptly
- Clean and maintain pools, monitor chemical balance, and keep required logs
- Perform daily grounds upkeep, including trash removal, pet waste management, and walkway sweeping
- Maintain common areas and amenities to Weidner quality standards
- Accompany vendors to units, monitor supplies, and keep the maintenance shop organized
- Participate in on‑call rotation and assist other maintenance team members
- Promote safety by using PPE and reporting hazards or incidents immediately
- Communicate regularly with managers and teammates; assist in training new staff

The Community Technician 2 position is a full‑time, experienced role located in Midland, TX. The associate works Monday‑Friday, reports to the Community Service Manager, and has no travel requirements.
Candidates must have 3‑5 years of general maintenance experience with strong mechanical aptitude, including painting and drywall work, and be physically able to lift and carry heavy loads, climb ladders, and work outdoors in all weather conditions. Desired certifications include HVAC, CPO, EPA, and CAMT; proficiency with Microsoft Office and preferred experience in Yardi and Paycom are valued. A valid driver’s license, reliable vehicle, background check, drug‑testing consent, and the ability to work flexible hours and in a fast‑paced environment are required.
- Use Weidner‑issued cell phone and apps; drive personal vehicle between properties as needed
- 3‑5 years of general maintenance experience, including painting and drywall repair
- Strong mechanical aptitude with knowledge of electrical, plumbing, carpentry, HVAC, pool, and irrigation systems
- Ability to lift 80 lb, carry 200 lb using a dolly, climb ladders and stairs, and work outdoors in all weather
- Desired certifications: HVAC, CPO, EPA, CAMT or related industry designations
- Proficient in Microsoft Office; experience with Yardi and Paycom preferred
- Valid driver’s license, reliable personal vehicle, and insurance
- Ability to work independently, fast‑paced environment, and flexible hours including on‑call
- Excellent communication skills, detail‑oriented, and reliable attendance
- Must pass background check and consent to drug testing; ability to work legally in the U.S.
