The Senior Project Manager leads construction projects from contract award through completion, ensuring schedule, budget, and quality, collaborating with owners, architects, vendors, and subcontractors, while mentoring team members and embodying Speedwell’s core values of diligence, respect, humility, and urgency.
The role oversees all project management activities, guides the estimating team during bidding, negotiates contracts, coordinates pre‑construction planning, maintains detailed Microsoft Project schedules, approves look‑ahead plans, secures permits, and supervises Project Engineers and Administrators in sub‑contract, purchase order, and documentation processes.
The Senior Project Manager splits time between the office, job sites, and meetings, encountering typical construction hazards; the job may require climbing ladders, navigating uneven terrain, and occasional lifting of up to 15 lb, while adhering to PPE requirements.
- Manage and coordinate all project management activities for assigned construction projects.
- Support estimating team during bidding and assist with bid preparation.
- Lead contract award and buy‑out, reviewing scope and negotiating with subcontractors and vendors.
- Direct pre‑construction planning to align scope, schedule, logistics, and execution strategy.
- Create and maintain detailed Microsoft Project schedules, updating them throughout the lifecycle.
- Review and approve three‑week look‑ahead schedules prepared by the superintendent.
- Secure all necessary permits, licenses, and approvals for project execution.
- Mentor Project Engineers and Administrators in handling subcontracts, purchase orders, submittals, RFIs, and warranties.
- Prepare accurate change order requests for review and approval.
- Monitor project costs and operational expenses, identifying cost‑control opportunities.
- Oversee timely project billing in accordance with contract terms.
- Manage multiple commercial projects and client relationships concurrently.
- Lead regular project meetings with owners, architects, and stakeholders.
- Provide oversight and support to Superintendents to ensure effective field execution.
- Ensure compliance with Speedwell’s Safety Program on each project.

Candidates must have at least a high‑school diploma, ten years of commercial construction experience on large‑scale projects (including hotels and multi‑building complexes), knowledge of precast and post‑tensioned decks, and experience managing $70 M+ projects; a bachelor’s degree, OSHA 10 certification, and proficiency with Microsoft Project, Bluebeam, Viewpoint, and Revit are preferred.
