Maintenance Supervisor - Saga Columbia

Description

• Order necessary supplies and parts within the confines of the budget
• Maintain a positive community environment for both residents and associates and encourage participation in events and activities
• Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources
• Assign tasks, supervise and evaluate vendors
• Document and address behaviors of residents that violate the law or the community lease agreement
• Provide documentation/receipts for all company purchases
• Maintain a clean, professional, and OSHA approved work environment
• Be available on weekends and after hours for emergency calls
• Handle emergency situations in conjunction with the corporate team
• Make daily inspections of the community
• While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.
• Assist the Community Manager with the bid process for capital projects and turn contracts
• Prepare and submit incident reports
• Participate in developing the annual budget and turn budget for the maintenance categories
• Develop a sense of community among the residents and staff
• Assign tasks, supervise and evaluate staff
• Organize maintenance staff meetings and any special or emergency meetings
• Maintain active and effective communication with residents and parents
• Manage maintenance staff including hiring, ongoing training, and developing
• Direct the maintenance operations of the property
• Ensure service requests are completed in a timely manner
• Ensure confidentiality of resident and company information
• Identify and address safety and security risks
• Report time and attendance
• Implement and maintain a preventative maintenance program
• Follow up on completed maintenance requests to ensure the resident is satisfied
• Evaluate and implement cost cutting strategies
• Assist the Community Manager with organizing and implementing a successful turn

Requirements

• The employee must occasionally lift and/or move up to 50 pounds.
