The Manager of Transaction Management oversees all real estate transactions for House Buyers of America, handling both acquisition and disposition deals from contract through closing. This hands‑on, player/coach role leads the transaction team while maintaining a personal pipeline in a fast‑paced, high‑volume environment. Success requires strong ownership, assertiveness, and the ability to solve complex transaction problems, thriving under pressure and holding others accountable.
In this role you will manage end‑to‑end acquisition and disposition transactions, supervise and develop Transaction Coordinators, and establish key performance indicators for the team. You will create and enforce policies, review contracts and disclosures, coordinate financing and construction loan draws, and ensure listings are accurate across MLS platforms. Acting as the escalation point, you will resolve complex issues with title, surveys, utilities, and seller challenges while collaborating closely with Sales and Construction teams.
- Manage acquisition and disposition transactions from contract ratification through settlement.
- Supervise, train, and performance‑manage Transaction Coordinators and Settlement Processors.
- Establish, track, and manage KPIs for all team members.
- Hire, mentor, and develop Transaction Coordinators.
- Create and update policies, procedures, and training materials (video and written).
- Review contracts, addenda, and HUD/Closing Disclosure statements for accuracy.
- Request loans for new acquisitions and coordinate with lenders.
- Oversee construction loan draw requests in partnership with the Construction team.
- Procure professional photography and virtual staging for property listings.
- Ensure high‑quality, accurate listings across MLS and other platforms.
- Maintain consistent and accurate updates in the company CRM for all transactions.
- Serve as escalation point for transaction issues, pushing back with title companies, lenders, or other parties.
- Resolve complex transaction problems such as title defects, surveys, utilities, and seller challenges.
- Coordinate closely with Sales and Construction teams for smooth handoffs and timely closings.
- Support market expansion by sourcing and managing title company relationships and third‑party brokers.
- Maintain a high level of customer service for buyers, sellers, and partners.
- Assist in hiring and managing third‑party property managers for the rental portfolio.
- Provide availability for evenings and weekends as needed in a fast‑paced environment.

The ideal candidate has at least two years of people‑management experience in settlement, title, or transaction management, and five years of real estate transaction experience, including high‑volume acquisitions and dispositions. You must be highly assertive, able to hold internal and external partners accountable, and possess a strong work ethic and ownership mindset. A bachelor's degree, proficiency with Microsoft Office and CRM systems, and a passion for customer satisfaction are required.
