The Building Operations Foreman – TWC plans, schedules, and coordinates maintenance activities across facilities, ensuring safe, efficient, and high-quality work. The role oversees day-to-day operations and directly supervises the technician staff assigned to each facility, challenging the incumbent to grow alongside Williams’ core values.
- Maintain accurate records, files, reports, equipment, and drawing files, including timesheet review.
- Follow all safety, insurance, and code requirements.
- Manage technician work orders, supervise maintenance and repair of mechanical, electrical, plumbing, HVAC, and related equipment.
- Review preventative‑maintenance logs and ensure work meets department standards.
- Coordinate purchasing of parts and supplies; assist in negotiating contracts with vendors and contractors.
- Supervise special work performed by outside contractors and report deviations from company standards.

The position requires a high school diploma or GED plus at least eight years of HVAC experience, with five years focused on building‑operations systems such as electrical, plumbing, compressors, chillers, boilers, and air‑handling units. Preferred candidates hold a two‑year vocational, technical, or business degree and possess EPA refrigerant certification, a Mechanical Journeyman license (OK), a State Boiler Operator license, and a first‑class Engineer’s license from the City of Tulsa.
- Minimum 8 years HVAC experience, including 5 years in building operations with electrical, plumbing, and HVAC systems.
- High school diploma or GED; preferred 2‑year vocational/technical/business degree.
- EPA refrigerant certification.
- Mechanical Journeyman license (OK), State Boiler Operator license, and first‑class Engineer’s license (City of Tulsa).
- Ability to read plans and schematics, troubleshoot building systems, and supervise personnel.
- Proficiency with Microsoft Office and PC applications.
- Must pass FDIC background investigation for access badge.
