Actively cultivate and strengthen subcontractor base in existing markets
Consistently re-evaluate vendor needs for assigned regions based on current or future project volume, vendor total costs, and vendor capacity
Review, evaluate, and bring to closure any invoice discrepancies compared to contracted amounts
Negotiate pricing with new and existing vendors to create purchase orders and subcontractor agreements
Ensure all work to complete the construction of a project has been contracted per the specification
Assist in the creation of budgets for vertical construction
Position Overview:At Under the general direction of the Purchasing & Estimating Manager, the Purchasing Agent will be responsible for evaluating and onboarding new vendors, soliciting and reviewing vendor bids to ensure compliance and accuracy in accordance with the scope of work, architectural details, and budget. The Purchasing Agent will also be responsible for contract, purchase order, and change order creation and execution. As such, you will be expected to act as a Redwood brand ambassador, promote our brand, and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance with Redwood company policies.
Maintain records regarding vendor costs and performance levels
Obtain detailed subcontractor quotes and ensure the quote matches the project scope of work
Evaluate all change order requests, substantiate the justification for the request, and lead subsequent negotiations
Find, evaluate, and onboard new vendors as needed to support budget, schedule, safety, and quality needs for regions
Act as a liaison to support subcontractor and Regional Neighborhood Superintendent communication; for each project ensure vendor understands workplace expectations and scope of work
Estimate and provide cost analysis for new projects with specific insights related to assigned regions
Ability to conduct construction takeoffs
Strong communication skills and general business acumen
Bachelor’s degree or other continued education preferred
General computer proficiency
Proven ability to plan, organize, and implement multiple tasks/projects on a concurrent, real-time basis
Working Conditions:This job operates in office and construction environments. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhones, photocopiers, etc. The employee is frequently required to sit, stand, bend, and walk with the ability to lift 20 pounds where applicable. The employee is expected to be aware of and follow all company safety policies during travel and construction site visits. Travel expectations are 15%–25%.
Ability to conduct basic takeoffs on company standard layouts
Highly skilled in cost and price negotiations
3–5 years of experience in residential construction management or purchasing
The ability to work under pressure
HS Diploma or GED required
Excellent time management skills
The ability to communicate and interact with employees at all organizational levels
