This is a third‑shift position (11 PM to 7 AM, Sunday‑Thursday) that performs installation, maintenance, repair and operation of mechanical, electrical and power‑generation equipment and systems to support a critical environment. The role operates equipment safely and efficiently in accordance with government regulations and standard operating procedures.
The incumbent will quickly learn building control, electrical and UPS systems through on‑the‑job training, operations manuals and documentation. Responsibilities include predictive, planned, preventative and routine maintenance, equipment rounds and service requests as directed, following the JLL Preventative Maintenance Program.
You will assist in developing and improving preventative‑maintenance programs, schedules, work instructions, SOPs and operational procedures. Inspections and repairs of pumps, fans, valves and motors ensure proper operation of client equipment and systems.
All duties are performed safely and in accordance with established work standards. You will interpret specifications, blueprints and job standards, establish work procedures to meet production schedules, and recommend measures to improve production methods, equipment performance and quality.
The role requires flexibility to handle a wide‑ranging scope of responsibilities while minimizing human error, and strong teamwork to foster a positive work environment. You will maintain time and production records, handle customer service requests, and help analyze and resolve work problems.
You will control the daily operation of all mechanical equipment in the physical plant and buildings, performing maintenance and repairs to mechanical, plumbing, structural, furniture, fire, life‑safety and control systems to keep them up to applicable standards. Responsibilities also include monitoring tenant services, preventative maintenance, purchasing, inventory control, contracted maintenance and general technical proficiency.
Monitoring and maintaining refrigeration, water‑cooling, air‑conditioning equipment, boilers, heating, ventilating, hot‑water equipment, pumps, valves, piping and filters is part of the role. All tenant service requests are completed accurately and expediently, and building systems are evaluated to improve performance and efficiency.
The incumbent must comply with all policies and procedures for safe storage, use and disposal of hazardous materials while maintaining a clean workplace. Periodically act as on‑call engineer, participate in emergency response, technical and safety training, and always use proper safety equipment.
All employees must be or become a member of the International Union of Operating Engineers Local 877 AFL‑CIO. This position does not provide visa sponsorship; candidates must be authorized to work in the United States without employer sponsorship and will work on‑site in Salem, NH.
