The Leasing Consultant is responsible for leasing, marketing, and maintaining positive resident relations for a property, working onsite daily to show units, process paperwork, and support resident retention.
Physical duties include climbing ladders, lifting up to 25 lb, standing or sitting for extended periods, and working in varied indoor and outdoor environments, including overtime, weekends, and low‑temperature conditions.
- Show, lease, and move‑in prospective residents; greet, qualify, tour, and sign leases.
- Generate leads, schedule appointments, conduct tours, maintain model units, and follow up to close sales.
- Complete leasing paperwork and assist with lease audits, unit walk‑throughs, and turnover processes.
- Maintain accurate prospect traffic data; respond to leads within 24 hours.
- Apply sales and marketing strategies to increase traffic, improve closing ratios, and exceed leasing goals.
- Perform administrative tasks and address resident complaints, concerns, and requests.
- Develop and implement resident retention programs such as events, promotions, and newsletters.
- Contribute to office, common area, and model unit upkeep and cleaning.
- Assist in executing the annual marketing plan and conducting ongoing market surveys and analysis.
- Maintain product knowledge of the property, competition, and market conditions; produce weekly market reports.
- Deliver excellent customer service; monitor service request response times.
- Enforce community policies as delegated by the supervisor.
