Assistant Chief Engineer

Description

The Assistant Chief Engineer, based on‑site in Atlanta, GA, is responsible for hands‑on maintenance of building systems to ensure safe, efficient, and proper operation of assigned properties. The role includes performing repairs, monitoring preventative maintenance, and administering projects, as well as stepping in for the Chief Engineer on a short‑term basis when needed.

Key technical duties cover electrical systems, HVAC equipment, life‑safety mechanisms, and miscellaneous building components. The incumbent must troubleshoot AC circuits, conduct routine inspections of chillers and generators, adjust control systems, and respond to fire alarm and emergency calls.

Management responsibilities involve supervising engineering staff, participating in hiring, handling disciplinary actions, preparing engineering budgets, monitoring budget variances, and overseeing vendor and contractor performance. The Assistant Chief Engineer also leads preventive‑maintenance programs and assists property management as required.

• Perform hands‑on maintenance and repairs of electrical, HVAC, and life‑safety systems.
• Troubleshoot AC circuits and replace outlets, switches, breakers, and motor control starters.
• Conduct preventative maintenance on air handling units, chillers, and cooling towers.
• Test and adjust chemical treatment levels in water systems and log findings.
• Adjust pneumatic or DDC controllers and building energy management set points.
• Respond to fire alarm and emergency generator calls; perform weekly inspections.
• Repair door hardware, operators, and adjust security systems.
• Supervise and develop engineering staff; conduct interviews and disciplinary actions.
• Administer projects: draft proposals, define scope, manage bidding, oversee contracts.
• Prepare and monitor engineering budgets, utility estimates, and variance reports.
• Manage preventive‑maintenance program and coordinate vendor/contractor work.
• Provide after‑hours emergency support with 24/7 on‑call availability.
• Perform remedial tasks such as painting, cleaning, and unclogging drains.
• Ensure compliance with industry standards and the Cousins Way Manual.

Requirements

The position demands 24/7 on‑call availability, the ability to perform remedial tasks such as painting and unclogging drains, and compliance with the Cousins Way Manual. • Utilize PC skills to produce spreadsheets, memos, and emails.
• Minimum 8 years building‑maintenance experience with high school diploma or GED.
• Trade certification (HVAC, electrical, or related) credited for up to two years of experience.
• Proficiency with heavy equipment (chillers, generators, pumps, AHUs) and hand tools.
• Demonstrate strong customer service, communication, integrity, and urgency.
• Ability to lift 50 lb, stand, bend, and perform physical tasks for up to four hours.
